Property Criteria
Property Type: Retail, Distribution, Health Care, Industrial, Light Manufacturing, Office
Size of Deal: Purchase Price between $1 million and $20 million
Lease: NNN with a minimum of 10 years remaining. Scheduled rent increases are preferred.
Tenant: Single tenant preferred.
Credit Quality: Open to non-rated credits. Many transactions have been completed with privately held, regional companies who are profitable and have solid real estate.
Sale/Leaseback: We will custom structure a sale/leaseback transaction to maximize the financial statement and tax benefits for our client.
Build to Suit: We will build to client's specifications. If tenant or developer builds, we can also commit to a takeout upon occupancy.
Multiple Locations: We have completed a number of multiple-location purchases.
Geography: Have purchased property in Florida, Georgia, Illinois, Indiana, Kentucky, Michigan, Ohio, Pennsylvania, South Carolina, Tennessee, Texas, Virginia, North Carolina, Alabama, Wisconsin and West Virginia. We are seeking appropriate properties in all regions of the country.
